Michigan is undergoing a lot of changes at the moment. As many of us know the auto factories are having issues and some of the jails are beginning to close. This means that housing is really taking a toll in some of the areas of Michigan like Detroit and Ionia. You will find that in places such as Ann Arbor the housing market is doing a little better with the prices per value of the home. There are a significant number of individuals who actually retire in Michigan due to the colder weather and a dislike of places such as Florida. So you have several options in the Michigan real estate market.

Michigan has several different places that you can choose to live. This means that if you are working, but have enough money to own a second home you may have a place in Grand Rapids and another on the lake. The lake is a hot retirement community as well as a place for second homes. Many people enjoy their summers on the lake with boating, and enjoying the warmer weather. This is often a good thing for the Michigan economy.

You may also find that Michigan is also a state that has more secondary home ownership than other states. In other words like I mentioned above there are a lot of vacation homes in Michigan for those who want to enjoy the weather. These secondary homes are usually going to be condos. A condo is more affordable than a second home and can be entered as a timeshare if that is more your style. The condos also offer club houses and pools to make the stays during the summer more appealing. Golf is a large outdoor activity for most of the secondary home owners as well.

For the other areas of Michigan like Ionia you are going to find more manufactured homes over regular construction. Ionia is home to the state jails so many of the individuals in the area work for the jails, hospitals or retail places in the area. This also means the economy has less income than other regions. Homes such as manufactured homes, apartments, or trailers are more appealing to the general populace because it is what is affordable. There is talk of closing some of the jails in Ionia, which also means many individuals may be leaving the area. This will hurt the real estate market more than it is already. The homes will be placed on sale, but the demand will not be there making the prices lower, and the time on the market longer.

However there is always good with the bad, so it is essential to realize that the fluctuating market means that eventually the market will bottom out and the real estate values will again increase. In fact some areas of Michigan real estate has begun to see about an 8% increase in housing sales. This brings hopes for other communities and hopefully the construction of new homes will again increase.
